Safe and Stable Homes for People Most in Need

If you are on a low income and need a safe place to live, you may be able to apply for social housing. Yilli Housing manages a number of social housing properties across the Greater Darwin Region, offering long-term homes for individuals and families who need support the most.

These homes are allocated through the Northern Territory Government’s Social Housing Priority Waitlist. They are designed to give people a strong foundation with a safe, stable, and affordable home where they can feel secure, stay connected to community, and build a better future.

Am I Eligible?

To apply for a Yilli-managed Social housing home, you first need to apply through the Northern Territory Government (NTG). If you are approved, your name will go on the NTG Social Housing Priority Waitlist.

If you want to apply for social housing, there are conditions you must meet.

How Can I Apply?

Yilli Housing does not take direct applications for social housing.
All applications must go through the Northern Territory Government.
To apply, you will need to:
  • Speak with a local housing officer
  • Read and complete the social housing application form
  • Provide documents like ID, income details, and tenancy references
  • Submit your application at a local housing office or to a housing officer in your community

How is housing allocated?

When a social housing property managed by Yilli Housing becomes available, we work with the NT Government (NTG) to offer it to someone on the Social Housing Priority Waitlist.
Decisions are based on:
  • How long you have been on the priority waitlist
  • Whether the property is suitable for your needs
  • Your situation, as assessed by NTG
  • Yilli’s commitment to supporting those experiencing homelessness or extreme housing insecurity

Rent and Rebates

Rent for social housing is set using NT Government rules.

● The highest amount you can be charged is the NTG’s Gazetted Rent for the property.
● If you qualify for a rebate, your rent will be 25% of your total household income, plus any Commonwealth Rent Assistance (CRA) you receive - but it will never be more than the Gazetted Rent*.
● Your rent rebate is checked twice a year, or if your income or household situation changes.

Gazetted Rent is the highest rent that can be charged for a social housing property. It is set by the Northern Territory Government based on what the home is worth and is listed in official government records.

Social housing provides long-term, affordable homes for people on low incomes who need extra support. Rent is set below the usual market price.

We manage social housing properties across the Greater Darwin Region, including Darwin and Palmerston.

You must let the NT Government’s housing team know. Your rent or eligibility may be reassessed based on the updated information.

If your property is managed by Yilli Housing, you can lodge a maintenance request through our maintenance request form or call our office. For urgent issues, contact us directly by phone.

Social housing is for people on the NTG priority waitlist and has rent set according to income. Affordable housing is available to eligible low–moderate income earners at below-market rent.

Yes, while you can’t apply directly for social housing with us, we can connect you with emergency and short-stay accommodation options like YiSSA, as well as other support services.
